Speed That Transforms a Skyline

The most immediate impact of modular construction is the visual transformation of the job site. For the South Holyoke neighborhood, decades of planning became reality in a matter of hours.

While site crews in Holyoke poured foundations and prepared utilities, the RC2 team was simultaneously manufacturing the 59 modules at our Pennsylvania facility. This concurrent schedule allowed for a rapid assembly process. Modules were stacked into three-story duplexes along Clemente and South East streets, turning empty lots into a neighborhood almost overnight.

Custom Design for Local Needs

A common misconception is that modular construction forces developers into a “one-size-fits-all” box. The South Holyoke project proves otherwise. These are not generic structures; they're custom modular buildings designed specifically to fit the architectural fabric of the existing neighborhood.

The project consists of 10 duplexes, creating 20 distinct homeownership units. To meet the needs of growing families, these homes are spacious, offering three to four bedrooms each. The design includes essential amenities such as private backyards and off-street parking — features often sacrificed in dense urban infill projects.

Quality was verified long before the homes reached Massachusetts. Key stakeholders from Western Builders and the HHA visited our factory during production to inspect the fit and finish, ensuring the units met their exacting standards.

Sustainability and Long-Term Value

Affordable housing must be affordable to operate, not just to buy. This is where the precision of the factory environment provides a distinct advantage.

Every unit at South Holyoke was meticulously inspected by an independent HERS (Home Energy Rating System) rater. Because our modules are built indoors, we achieve tighter building envelopes and superior insulation installation compared to traditional site framing. For future homeowners of these units, this translates into lower monthly utility bills and a comfortable year-round living environment.
