From Months to Days: A Closer Look at Modular Construction Timelines
In the world of commercial development, the calendar is usually your biggest enemy. Traditional construction is a waiting game. You wait for the site to be cleared. You wait for the foundation to cure. You wait for the weather to clear so the framing crew can show up.
When you look at a modular project timeline, those waiting periods start to disappear. At RC2, we don't just build faster. We build smarter by doing two things at once. Here is how our 5-phase process transforms your project schedule.
Phase 1: Free-Con (The Strategy)
Everything starts with a conversation. During the Free-Con phase, your dedicated project manager gathers the "must-haves" for your project. We provide a rough cost estimate and initial feasibility study at no cost. This is where we set the foundation for a predictable schedule by identifying potential roadblocks before they cost you time.
Phase 2: Development (The Numbers)
Once the initial plan is accepted, we move into Development. We work with your architect to finalize permit plans and contract documents. This phase is about transparency. We present you with final pricing and a firm contract so you can move forward with cost certainty.
Phase 3: Pre-Con (The Details)
This is the "measure twice, cut once" phase. We finalize shop drawings, hold OAC (Owner, Architect, Contractor) meetings, and issue submittals. Once the Authority Having Jurisdiction (AHJ) gives us the green light, we release purchase orders for materials. Because we buy in bulk and manage our own logistics, we avoid the supply chain delays that plague traditional sites.
Phase 4: Construction (The Parallel Power)
This is where the magic happens. In a traditional build, vertical construction can't start until the site is ready. With RC2, these steps happen at the same time:
- At the Site: Your crew is excavating and pouring the foundation.
- At the Factory: Our craftspeople are building your modules in a controlled, indoor environment.
By the time your foundation is cured, your building is often finished and waiting in our staging yard. We then deliver and set the modules using our own Ritz-Trans fleet, crane, and crew. What takes months on a traditional site often takes just days on an RC2 site.
Phase 5: Post-Con (The Handover)
After the units are set, we move into the home stretch. We handle the final tasks, conduct inspections, and complete the project closeout. Our goal is a seamless transition, so you can start generating revenue as quickly as possible.
Why Parallel Progress Wins
The traditional construction path is a straight line, where a single delay breaks the entire chain. The RC2 modular project timeline is a parallel path. By decoupling the building from the site, we trim 30% to 50% off the total schedule.
It’s a more predictable, more professional way to build. If you're ready to stop chasing the calendar and start hitting your occupancy goals, we’re ready to help.
